01 Discover Your Property

02 Offer Acceptance

Once you have found your property and submitted your offer, the seller may accept it and the property will be marked as "Sold Subject to Contract" (SSTC). This means the property is reserved for you while we guide you through the next steps.

03 Solicitor Appointment

Every property purchase in the United Kingdom requires a solicitor to manage the legal process (transfer of title). Through our trusted network of solicitors specialising in international clients, we ensure your transaction is handled with expertise and efficiency.

04 Securing Finance

If a mortgage is required, overseas buyers typically need to pay a higher deposit (usually 25–40%). We work closely with leading mortgage brokers who specialise in arranging finance for international buyers and will present the most suitable solution for you. Cash buyers simply need to provide proof of funds.

05 Survey

A property survey may be arranged to confirm the condition and market value of the property, giving you peace of mind before proceeding with the transaction.

06 Exchange of Contracts

Once all checks are complete, your solicitor will exchange contracts with the seller's solicitor. At this stage, you pay the deposit (typically 10% of the purchase price). From this point onwards, the contract becomes legally binding.

07 Completion

On the agreed completion date, the balance is transferred, ownership is finalised, and the keys are handed over to you. This is the moment you become the legal owner of your property in the United Kingdom.

08 After Completion

Your solicitor will register your ownership with the UK Land Registry. At this stage, you may be liable to pay Stamp Duty Land Tax (SDLT). Use our calculator to see the amount payable.
